What is a STRUCTURAL INSPECTION / HOME INSPECTION?

A structural inspection / home inspection is a visual examination of the structure and components of a home at a particular day and time. The inspection will cover such items as the condition of structural components on the interior and exterior of the home, ventilation adequacy throughout the home, and basic safety issues. The inspection will not cover electrical, mechanical (heating systems and hot water heaters), or plumbing systems. However, if we notice an obvious problem with the electrical, mechanical, or plumbing we will note it in the report.

Can a building "FAIL" an INSPECTION?

NO! A professional structural inspection / home inspection is an examination of the current condition of the property at the time of the inspection is performed. It is not certification as to building codes or an appraisal of the property.

If the inspector finds problems.

Problems will be reported by the inspector in the written engineering report issued to the client after the inspection is performed. This does not mean that the property is a bad buy, but just to make the client aware of the problems found in order to allow the client better evaluate his/her decisions.

Do I need a professional inspection?

YES! A professional, qualified inspector has much more experience, and knows what to look for, that most people. This is his/her profession, therefore, a qualified home inspector tries to keep up with current information on housing and housing problems.

Can I, or one of my friends perform the inspection?

It is not normally recommended. Most people do not have the experience and training necessary to adequately evaluate a building and its components.

What will the inspection cost?

How to find a "QUALIFIED INSPECTOR"?

At the present time the best ways to find the most qualified inspector is to talk to friends that have recently had a home inspection performed and ask were they satisfied. Look at the report issued to them, was it informative, easy to read and understand? Ask for references from your mortgage company representative, real estate professional or appraisal company. Ask if they were buying a house, who would they use to perform the inspection.
